is there a SUBLEASE section? Or CANCELLATION section? or anything regarding this kind situation?
normally, the tenant should be responsible for the rent till find the next tenant? Or should be responsible for the rent till the end of the expiration date?
Remember, your lease between him is valid. Use the lease to restrain him.
