请教关于lease agreement 的问题，急！

如果租客或者房东一方签了lease agreement，另一方迟迟不签字，也没有交押金，签字一方可以宣布lease agreement 无效吗？ 如果可以，这时间需要多长？谢谢！ 在线等。 坐标美东
