租客反悔

小房出租, 广告打出. 合同签好, secuity deposit 和半月租金交好, 第二天准备搬入了. 租客老婆反悔, 想不住了. 

自己的损失是拒绝了其他申请人，还要重新open house, 筛选租客.

可以留一部分secuity deposit吗？网上好象说是It depends. 一般只有holding deposit可以留. 如果同意毁约, 自己又损失时间和一段时间的租金了. 

没遇见过. 如何安排?
