不renew lease并要求租户按时搬走。请教大家这样写怎么样？

The lease will not be renewed and no option for month-to-month tenancy is offered.  The premises needs to be surrendered at the last day of the current lease agreement (5/31/2016).

最后一句中的need也可以改成 require： “The premises is required to be surrendered at the last day of the current lease agreement（5/31/2016）。 哪一个较好？

这租户男主人动不动就说要搬到更贵的房子去住但是房租却经常迟交。这个月迟了15天。最近二楼的厕所马桶漏水。修了。他要我们洗楼下的地毯但是修马桶的contractor和工人都说楼下地毯没脏到。他也不提供任何相片说明。工人说这个人看起来有点different. 我们没有续约的打算。
