这个算frustration还是duty of seller

要考试了，老师不在，请教大师
case: if A sold house to B. B paid $1000 as deposit. then the house was burnt.
How shall I analyze this case?
1)Is the contract frustrated or
2)It should be considered duty of sellers - duty to deliver goods?
