两个问题

第一，writ has to be executed.

即使房客不在了，你也需要sheriff来execute the writ （different from serve）.  这样在法律上房子使用权正式归你，而不是房客。http://www.evict.com/?page=legnew0804 

注意，execute the writ包括警察强制驱赶房客，但是如果房客不在，不需要警察驱赶，不等于你不需要execute the writ。你需要警察签个字才算正式。如果你不走完程序，以为房客不在了就没事了，writ 没有 execute，那么房子使用权还是房客的。

所以，到房子门口等警察来，然后你开门进去，给警察OK，警察签字回去return writ to the court。

第二，how to deal with abandoned property

如果你execute the writ，拿回了房子，房客的东西如何办，这要看本地法律。有的地方堆在人行道上就可以，有的地方需要你妥善保管。
