再请教柠檬大侠及有经验的朋友：一个关于move in/out fee的法律问题

       我的小condo， 两个月前租给了三个学生，他们三个是一起联名签的租房合同，租约1年。他们三个搬进来一个月后，condo association 通过了新的大楼管理条例。从当月开始，每次move in/out fee为$150.  条例中明确规定的move in/out的定义如下：

       Move-in is defined as taking possession of a unit. Move-out is defined as vacating possession of a unit. 

         这个月， 其中的一个学生，获得一个外州实习的机会，想要搬走，另外两个学生会继续留下。请问在这种情况下，一个室友搬走仍然需要向association 交纳全额$150 的move out fee 吗？ 因为只是一个人搬走，并没有vacating possession of a unit, 而只是1/3. 

        就此案例，从法律角度看，我是否有与association 谈判move out fee 的空间?  谢谢指点。
