请教因title公司太繁忙而延迟还未能成交的问题...

早在Jun 13, 2014已Pending, 在加州short sale的房屋, 因seller两年未报税而得了suspension,
直到十多天前, 全部问题才得已解决,  但现在又因title公司实在太繁忙而延迟了10天仍然未能开始
Draw my closing papers and give me the wiring instructions for the funds.

我担心的问题是 title公司在十多天前查过的title沒有问题,  但因在延迟大概20天期间一旦意外新增了一些Liens时
Title公司会发现那些新增的Liens吗? 如果一旦没发现而成交了, 那么title公司要负责这些新增的Liens吗?
