请教我妈妈如何卖房子给我

我母亲可能计划回国，她不愿意办理trust和title transfer。房子已经付清，但我没有那么多钱一次买下来，所以想按月还她。我们不想找房地产经济人，请问自己如何办理？去哪里办理？我们住加州！多谢指教！
