姐弟俩人一起签了租约：姐姐有政府工作，银行存款（5万）和一个房产；弟弟夫妻儿女一家四口，没有收入，领取残障保险。
签约后姐姐从来没有住过一天，也没有再露过面。付了一个月房租和押金，第二个月就不付房租了，2月由于支票遗失，造成法庭驱赶失败。3月重新开始。问题如下：
1，姐姐 2月写了email 说搬出去了，是不是就没有责任了？
2，弟弟特意拍了房子拍照拿到法庭说房子有问题，如开关没有盖子，墙上油漆不够厚，院子有垃圾，烟雾检查器缺少等（是免费律师给他的表格随便勾的）这些会影响法官判断吗？
3，弟弟是残障人（警察、法官面前，他就拄着拐杖站立困难；平时一个人搬一块干墙板行走自如）是否有特别的租房保护？
4，送检人把3天通知贴在门上，又邮寄一份，他反抗信上却写没有送到邮寄3天通知。我有贴在门上的照片和邮寄信封照片。 5，月下旬开庭，姐姐不会到场，我应该怎样要求？所欠房租和水电费用可以把2月跳票，3月加4月一起算吗？而UD100表上我只写了3月房租。
需要找个律师一起去吗？

I am having problems with Richard Medrano I moved out of the house a week ago when I found out he did not give you the rent for the month of February. I know you agreed on taking out the back yard trash and pay Cynthia 50.00 dollars for cleaning the bathroom and you haven't done it until now but I told Richard to talk with you and deductive the 50.00 from the rent and asked you to take the trash out. I talked with him yesterday and asked him to pay you the rent or move out.
