Trustee sale can only wipe out junior mortgages or debts, not senior ones. You have to take a look at when the property was defaulted. Chances are since the HOA debts occurred in 2011 and 2012, they were earlier in time than the mortgage default. If that is the case, you the buyer assume the HOA debt when you buy the property at trustee sale and you have to pay.
