I am in trouble!

Recently I signed a non-contingency agreement with seller to purchase her house. After I deposited my 3% of initial fee (~$20,000), I found the house was not we wanted: more than 30 year old with bad conditions. We didn’t read the disclosure and inspection report until the day after we signed the agreement. My agent said everything was ok. We tried to pull out after I read all the documents but my agent kept persuading us to buy it. Finally, after 9 days the agreement was signed, I decided to walk away, and in the same day I signed the released contract. As everyone expected, my initial fee is in jeopardy. But another buyer brought the house very quickly with higher price ($1000 more) with faster closing day (two days). However, the greedy seller didn’t release the money. I heard from her agent that she wants to get few more thousands dollars from me. My questions are: can I get the money back; do I need a lawyer to pursue the money. How much for having attorney to settle the case or is it worth to having attorney (I am living in the Bay area). I greatly appreciate your advices and any valuable comments!
