回复：保险公司cover的是天灾人祸，你的case是normal wear and tear。所以你还是要找住客负责。

It is not normal wear and tear.  Otherwise I won't consider insurance.  The tenants got something on the wall.  Then tried to cover it.  The problem is many many rooms.  It is hard to judge whether it is intentional.

The insurence has  Vendalism and Malicious Mischief category.  I believe it should belong this case.   I am seeking legal opinion.
