请教老猫

We have two kids (7 and 4).  We own a house in CA.  Currently I am trying to refinance our house.  Since my hu*****and’s credit score is low and his boss just cut back his hours from full time employee to part time.  My loan broker recommended me to refinance by myself.  So my hu*****and won’t be the co-borrower, but his name will still be on the title.  My question is that if I want to divorce, how can I force him to move out?  If I can’t, I have to move out.  It will end up that I have to pay for my temporary place and the mortgage, since he doesn’t have the obligation to pay the loan.   Is there any way that I can have him move out?  Or I just shouldn't refinance by myself.  I’m willing to buy the house from him.   Thanks for your help.
