请教老猫先生和大家

我有一套一居室condo在出租。房客住了3年了。1周前bathroomd的墙上的磁砖因墙缝长期进水导致sheet rock酥松。我不得不换墙和茶瓷砖。请问这些费用该我出还是房客出。谢谢先。
