Urgent, seller breaks sale agreement

Have anyone experienced this? It is for sale by owner, and agreement signed, binding. Now seller wanted to break agreement, what are all recourses?

To save costs of lawyers, can i file in small claim and put certificate of pending (small claim) lawsuit on the title
