If his mother will stay in China, it would be a nightmare to submit this CA property for probate. It would be better if the questioner can be a joint owner or maybe give the mother the life tenant. In addition, as an alien, his mother would probably have to pay more tax on the rental income than he does. As an alternative, they can also set up an irrevocable trust to hold the property with the son as the trustee and successor beneficiary.
