请问老猫关于购买房子的问题。

是这样的：

看上了一栋房子，和卖主谈好价格后，签了约并正式启动相应的程序。Inspection发现了一些问题，卖主同意将主要的问题修理，其它的不管，我觉得问题不太大，同意继续向前走。但到了Appraisal这里却出了麻烦，丈量出来的尺寸比对方打广告说的相差较大（超过了5%),我觉得很难接受，希望对方降降价或者就退出不买了。对方不同意降价且态度较蛮横，让我觉得很不舒服，想请教一下，这种情况下我若退出的话我交的定金能否拿回来（我的agent说很难能拿回来）？还有什么其它更好的方法吗？
