我们现跟房东有个纠纷,想请教一下,请各位帮个忙,到底要不要找律师(钱不多,主要是气不过).先谢谢了。我的陈诉如下:
我们租了一个办公室2007年,我们的空调机器在整个大楼的顶上,是单独的。自从我们搬进来后第一年就发现空调机器漏freon,找房东,他不管,我们自己找工人又加了freon,并且工人说,这个空调机器很久了。这之后两年我们每一年都要自己加freon,今年又是。本来加一次也就一到二百块钱,一年一次,也不多。
但这个房东很不好。本来与我们办公室相连的有两个小房间应该与我们一起的,但他分租出去了,每个房间有一门与我们相连,我们以为他们那一边已锁死,不能进到我们的办公室,而且电和空调都是分开的,我们也没在意。但后来那两个房间空出来了,我们的办公室也觉得小了,我们就也租下来了,这时我们才知道,那边可以随时打开进到我们这一边,而且我相信电和空调和我们也是一起的,但是帐单都是我们付的。所以我们就很生气。
关于空调的问题,他说我们要负责是因为下面这段合同:
Lessee acknowledges that the premises are in good order and repair, unless otherwise indicated herein. Lessee shall, at their own expenses and at all times, maintain the premises in good and safe condition,including plate glass, electrical wiring, plumbing, heating/ cooling system, and any other system or equipment upon the premises,and shall surrender the same at termination hereof, in as good condition as received, normal wear and tear excepted. Lessee shall make all the necessary repairs in a timely manner, or lessor shall have the right to make the repairs, and lessee shall be responsible for the cost of the repairs. Lessee shall remain the faucet and toilet to operate properly without dripping or continuous "running". Lessee shall be responsible for all repairs required, excepting the roof, exterior walls, and structural foundations.
