duplex title

我的朋友几年前与另一家人和买了一个duplex.一个title两个房间，现在分别出租。但由于年龄大了，想卖房子，可是另一家不想卖。
现在的问题是
1，这样的房子能不能分着卖
2，能不能把duplex分成两个property,title 也分开，两家房子有一堵墙是shared。如果可以，需要什么程序，多少费用
