请教租房押金的问题

$400的security deposit. 房东公司不但一分不退，还要让补交近$350. 理由如下：

kitchen countertop damaged: $480
extra painting: 160
Carpet Stain: 80

这些项move-out checklist 上到是都写了， 但是没写明需要多少钱，没想到deposite 全扣完了，还说欠他们350。请问有没有办法跟他们argue? 修kitchen countertop 真需要那么多钱吗？（只是单独的一小块上烧焦了点）Carpet cleaning and wall painting 要收钱合理吗？每次出租之前都应该清洗的呀。多谢各位支招。
