紧急求教：有关BUYER 终止房屋买卖合同的问题

１０月中旬签的合同，１１月下旬CLOSING（离现在还有１周时间）。BUYER 在１个星期前（inspection当天）突然以H１身份没下来，但已经选择了加急办理，不知何时才能批准为由毁约。当我们回复说可以推迟CLOSING 日期等她办好身份后，她又想以贷不下来款毁约，并在网上询问＂如何申请才尽量让自己贷不到款并拿回EARNEST MONEY＂。我的REATER已问过她的LENDER，对方回答只要她提供了H１贷款马上可批。现在我的问题是她的贷款还没有开始申请，若她以各种借口（如国内家人急需用钱等）撤走DOWNPAY，故意让银行拒绝了她的贷款申请，是否真的就可以合理终止合同？如果她在关于身份及贷款的任何一个方面撒谎，是否可以SUE她恶意撒谎而不同意她终止合同。若她执意终止，我能否要回一切损失并SUE她恶意撒谎。此女人品太差，本来想让她留下EARNEST MONEY 走人，但她一个谎言接着一个谎言，给我们造成了极大的损失，恳请大家帮忙看看。
