跪求:我的房子合同的问题,一定帮忙!!!!

签了合同买房,交房日,卖方没有准备好文件.所以,我的律师说,我有两个选择,等卖方的文件,或者不买. 如果不买的话,因为是他们有错,卖放应该还回我的定金.

实话实说,刚刚被LAID OFF,不是特别想买了.就说不买了.

谁知,今天说到我的RELATOR 的电话,她说,卖方的RELATOR 十分气愤,说一定不会还回我的定金.并且说,他会CLAIM他的COMMISSION, 并且如果房子回到市场,卖价低于我要买的价格,还会起诉我.我的律师因为是第一次遇到这种情况,也不确定是否可以一定拿回定金.但他确定是他们的错误在先,因为他们在交房日没有准备好文件.我的问题是:
