Check fuse panel. If tt is 100A or lower, it could be issue. A few $k to upgrade to 200A.  

Drainage: my realtor friend told me to fill up bathtub and drain it to see if it can be drained smoothly. 

Clay pipes could get clogged if/after tree roots grow into them.
