关于加州租控RENT CAP AND JUST CAUSE ADDENDUM的问题

我不知道我的理解是否正确,请前辈核实。

关于豁免的这一条:只要房主符合下面条件即可。

(1) a real estate investment trust, as defined by Section 856 of the Internal Revenue Code; (2) a

corporation; or (3) a limited liability company in which at least one member is a corporation.

那是不是对于私人小地主,都满足?房屋condo,duplex,4plex也都适用?如果是这样,那小规模地主岂不是可以涨租很多,比如30%?

当然具体个别城市规定的涨幅有更高优先级,比如hayward, san jose 有5%涨幅限制。
