租客不交租不沟通，请教如何处理。

租客几个月前开始，每个月5号后都要发催款通知，都拖到10日才支付。 

去年7月租约到期，改为month to month.

4月发了通知5月31日收回房子（发邮件，发短信和贴通知到大门），租客都没有回复。

昨天5月6日发了5天交租的通知（租客的手机已经停掉服务，只能发邮件），也没有回复。 找人去看了房子，租客在住，有车停在车道。

1. 能否收到5月的租金？

2. 5月31日怎样如期收回房子？ 基于租客不沟通， 如何去拿回钥匙确保他们搬走？
