请教朋友们一个问题

现在要买一个大一点的房子，想把两个出租房卖掉来一次付清。

但是几个出租房可能在这个房子close以前卖不掉。

俺的问题是：如果两个出租房在这个房子买了以后半年或者一年以后卖掉，卖出租房的钱可不可以仍然用1031来付新买到的房子的贷款。

印象中好像买房和卖房必须同时进行才能用1031。

请朋友们帮忙解析一下。
