在学校附近租房子，房东要求先付1K的holding deposit 然后再看lease合理么？

朋友小孩儿秋天去研究生，在学校附近找了一个房子9月份入住。房东要求先付1000的deposit，朋友觉得没问题但是想先看合同，房东说交了deposit 才能看合同，交了deposit 之后，如果朋友退出deposit 就不退了。

我觉得是不是不太合理啊？正常的程序难道不是先签合同，合同上面详细写着什么时候交holding deposit，security deposit，etc么？我也拿不太准，跑来跟大伙儿问一下
