请教：房客抽烟地毯要换吗

我有个远程的两单位，刚刚空了一个，那个S8房客违规抽烟，去年曾经罚过几百块，现在deposit只有八百块。

PM给了一个单子，要修/换八千多，如果全部照收的话去年就白干了。九百尺的单位，除去厨厕，地毯要两千五百多。

请教一下这个烟味能不能洗掉？
