湾区小黑屋出租求助

60年的小黑屋，自住了快十年。明年中要换工作到别的州。换工作后收入比现在低不少。因为明年收入还有部分在加州，房子卖掉要交许多税，所以考虑出租1年或2年后卖掉。房子的furnace坏了很久，我们平时是用space heater凑合。加州出租法律要求供热。但我们的小黑屋不想修。有什么简单的办法吗满足供热要求吗？房子租出去有点是点，也不求租市场价。谢谢大家建议。
