In Florida, a landlord must return a tenant's security deposit within 15 days of the tenant moving out if there are no deductions to be made:
- No deductions: The landlord must return the deposit, plus any interest, within 15 days.
- Deductions: The landlord must:
- Give the tenant written notice by certified mail within 30 days of the tenant's request
- Include an itemized account of damages or charges in the notice
- Allow the tenant 15 days to challenge the deductions
- Return the deposit within 30 days of the notice period if no complaints are voiced
If the landlord fails to meet the 15-day deadline, they forfeit the right to retain any portion of the deposit.
