A judicial foreclosure is a court-ordered process that allows a lender to sell a property to recover a loan balance after a borrower defaults on their mortgage. The process is governed by the laws of the state where the property is located. 

recourse追索权
The lender (or current loan owner) can get a deficiency judgment if you have a recourse loan. But if your mortgage loan is nonrecourse(无追索权), the lender can't get one

 

 

我们州是司法取消抵押品赎回权,也就是银行必须通过司法程序夺回对抵押房屋的控制权,银行夺回对抵押房屋的控制权没有捷径可走


美国的住宅贷款都是无追索权贷款。中国正相反,住宅贷款都是带追索权贷款。
