根据目前的降息趋势，什么时候refinance?

请问大佬，今年买了两个出租房都是30 年7.125% mortgage. 都有一点儿正cash flow.

今天联储利率降了0.5%，如果2024年底之前再降0.5%，年底能降到多少？什么时候refinance最好？
