rent a storage and put everything there.

buy a lock to lock the storage unit. pay 1 month rent for the storage. Ask your tenant to pay you for the storage rent to get the key .

if they don't pay you in 30 days, the storage will auction off the contents and you probably will see the auction on cable tv...
