房客的lease 还有4个月，发信说付不起房租了可以月底搬出

是不是房客主动搬出就是最好的结果了？我知道按理说房客应该付房租直到找到新房客，这个有没有可能性？房客不是无产阶级，在VA 应该有房产有饭馆生意，当初租房子是想在这边开饭馆，估计是不顺利。

这个月的房租没有付，有一个月房租的 deposit + $400 pet deposit，这些是不是都能扣下？谢谢
