没buyer agent 买房

现在房子市场真hot。我看中的区，新房子一个礼拜内就被抢走 经常还bidup

 3%. 看中一套房，直接联系的sell agent。对方找了另外一个agent show 房给我。这个agent 算subagent？ 房子信息是给buyer agent 2.5%，sub agent 1%。因为sub agent是为sell agent工作的，我看了房后，还能用自己的buyer agent么？ 

假如不能用，可以要求seller降价1.5%？closing，万自己寻找real estate lawyer？

我是cash买房。
