1）刚close 12 门apt deal. 1.18米砍到1米成交, 平均83k/门。 忽悠partner 一起买下来。涨租后，明年贷款估计可以把所有首付拿出来。BRRRR the package.

希望有一天可以BRRRR whole block.

2) 目前的市场越来越热，很难抢deal. 一天，一个遗产房子，刚上市20分钟，我的电话就打到agent, 要看房。第二天早上7点看房，10点offer 就被接受了。 90k, 修估计20k, ARV 180k， rent 1800-2000.

第二个deal 也是类似的。刚出来就看房。直接下offer. 1个小时offer 接受了。135k 买， 30k 修。ARV 180-200k, 租2000.

我要是居士那么有钱，就把看到的deal 都买下来。LOL
