septic tank的房子要不要买？

看上一个房子。4unit，银行房。从50万降到了25万。

优点：好区，大地，周围房子贵。

缺点：septic tank, 而且漏了，有环境污染。flood zone.

不知道这次要不要跳这个粪坑。

有经验的地主讲讲， septic tank 是不是deal breaker?
