结束租约的几个前提

1. 家人获得精神病人的监护权，可以代替精神病人签字结束租约。这个是要法院文件的。是要有一段时间的。

2. violation of lease for safety/dangerous behavior, need to issue 30 days to cure, then eviction. 

3. roommate has to apply restraining order.  但是似乎好像roommate也没有说他人身收到威胁。
