谢谢，才知道grandfather clause. WA state only requires the seller

Disclose the material defect the seller IS aware of. 在这个前提下，可以用"grandfather clause " retrospectively 申请permit, 从而把mother in law unit 在法律上变为“grandfathered in". 这是我从网上搜grandfather clause, 自己理解的最佳解决办法。
