新手小房东,去年人生第一次买了一个异地小投资房, 是新房,当时没做inspection. 现在快一年了,最近做了个inspection, 没发现啥问题,就是看到主卧的celling 跟墙交界的地方有一点不平。
房子只有一层,验房师说看不到墙里面, 不知道是不是结构问题。
“Drywall ceilings with LVP flooring installed. There was a big dip in the master bedroom ceiling. The condition of
floor coverings is not commented on unless there is a structural significance."
“I'm curious about that dip in the ceiling. I'm not sure what caused that, it could have been a construction or but I just really can't see. I would definitely ask him about that. Want to make sure the truss is installed properly. That is tge framing that supports the roof and ceiling. ”
因为还在一年保修期内,联系建商来看。 建商说不是结构问题,是个气泡
"Inspection Complete and found that the actual issue is a small bubble that is worthy wall and the ceiling meat and the owners bedroom. It is not structural it is not a low being the slight bubble in the drywall texture is right about 1/4 of an inch with intolerance. "
想请教几个问题:
1.这个气泡问题大吗? - 附图
2.建商说可以来修,但需要房客把卧室腾空。我让房客问修的话需要多久,1天之内还是几天, 还没收到回音。
这种给房客造成的不便, 我需要做什么吗? 或者给什么补偿吗尤其如果一天修不完的话?
房客是一家四口,非常好的房客,每月房租都提前1-3天交,房子也很爱惜,保持的很好。签的是两年的合同。之后估计还会续约。
3.新房的fence 去年装好后好像没有刷保护层。 现在还没问题因为刚一年。 验房师建议考虑刷一层保护。这个现在就刷还是等几年再刷? 我问了一个价大概$900.
