有谁熟悉Bonus Depreciation？

去年做了一个1031 exchange。我的agent说可以用bonus depreciation来折旧新买的房子以增加第一年的现金流。我问了Tax CPA好像也不清楚。这个agent自己有不少出租房，感觉他说的有一定credibility。

你们有谁用过的，能否分享一下？
