＊好房客＊最后两个月要求用押金付房租

这是高收入的好房客。一对快退休的老夫妻。住了四年。按时交租。房子也照顾的很好。但我一直也把房租保持得很低。他们自己在房子里花了钱做了一点improvements.  从来没有问过我。我偶尔去房子看也默认了。我因个人原因要收回房子。因为他们是好房客。我提前半年就告诉他我不能续签了。他们提出希望我为其中一部分improvements付款。主要是材料费 (they replaced the old fireplace screen with new one. Installed some guide rail to the attic etc. Installed vegetable garden in the dedyard)  被我一开始拒绝。但最后我同意补偿一部分。估计他们不高兴了。现在最后两月房租不交了。说用押金抵。你们会怎么做？
