50单元以下的小地主用啥系统管房子？快哥用的啥软件系统管房？

我一直没有用啥系统，就是最老土的办法，每次查谁付租了没都得查半天。刚买了个7家庭，想借这个东风开始用系统自动管房。正在试buildium, 觉得会有些帮助。但它的重头在accounting 部分，这对我没用。所以并不确定它对我是最合适的。昨天跟一老美中介聊天。老头至少65岁了，他在MLS上有>75个 Listing, 同时他在造一，两栋几十个单元的楼，他跟他太太还管200套房，没有别的帮手。我问他两个人怎么忙得过来。我问他用的啥软件，他说他太太自己设计的软件。但他说他太太很忙，没空跟我介绍他们的系统。
