一个避税问题，请专家们帮忙看看

大陆投资移民到华盛顿州，基本没有账面收入。有一个1.4M的自住房子，没有贷款。准备到南卡退休。

但是如果卖房，要交税，增值大概80万-25万免税额，大概50万要交增值税。

所以想这样：

先从1.4M里cash out refinance 70万。在南卡买两房，一个自住，一个出租。同时出租华盛顿州的房子。过一年后，华盛顿州的房子可以算投资房，可以1031。然后卖掉，再在南卡买一两个出租房，做1031，这样就绕开了50万增值部分要交的税。

这样对不对，是不是最优化的路线？
