refi during divorcing

ex agreed to give house to me. but he requested I do refi to remove his name from loan first then he removes his name from titile. but I consulted the loan officer and started the refi. Now it is the time to sign closing documents. I cannot refi by myself and sign all documents by myself to close the loan. he has to sign sth, like quit claim deed at closing time. but he refused to do so. no refi cannt be closed since he does not sign his part. what can I do? please help!!!
