前天收到楼下的那个公寓主人说他们的房顶发现了水渍,怀疑是我家漏水。位置是放furnace, heater, washer/dryer的地方。我的租客很配合,昨天和楼下的房主一起仔仔细细的检查了所有的怀疑地点,都是干燥的,没有任何漏水的迹象。
今天他们带了水管工去调查楼上楼下他们自己家和我家也没有发现我家任何水湿的地方。顺便说一声,我的租客很配合,今天虽然不在家但是留下了钥匙。
下面是楼下房东的短信。
The plumber weren't able to locate the source from our side - they had to cut into the ceiling, etc. Based on their assessment, it appears the issue is likely coming from your water lines above (the hot/cold lines), which would be within / behind areas of your unit. They tested the hot water in your unit and noted the corresponding pipe from your unit reacted which led them to that conclusion.
To properly access and fix the leak, they said the next step would likely involve opening up the area from your unit; potentially behind the washer/dryer and water heater, or in a worst-case scenario, near the HVAC area.
Please let us know a good time for you to coordinate so we can move forward and prevent any further damage. Also, once the source is confirmed, we can align on next steps for the repair and any related costs from the issue.
下面是我的几个问题,
1)根据短信,似乎他们把自己家的天花板割开了?
2)公寓里面从内部墙体向内,楼上的地板到自家的地板,包括楼上的地板到自家的dry wall天花板之间的空间(因为这个空间里面会有各种水管走线),属于房主负责,对吗?
3)如果第二点我的理解正确的话,楼下天花板漏水(不是真正的漏水,就是有一点点水渍stain over time showing in the dry wall ceiling, 另外的一个短信他们的描述说是extremely slow drip leak),应该是楼下的房主负责打开他们的dry wall天花板,修理水管?
4)不知道这个水管工的建议是否合理,如果他们要从我家挖墙的话,势必要影响居住。这个费用他们还没有提起,我的理解应该是他们全权负责,如果我同意挖墙的话,他们还需要全部补好恢复原样。
因为都是邻居,所以还是想着合作把事情解决。但是我自己的公寓啥都没有发现,觉得有点理解不了。
