Y总，不是俺泼你冷水。俺绝不买condo投资。但是会买来退休。美国，你我这样的人可以进入的都是自由市场。

也就是，除了少数时期，利润很低的市场。condo之所以省事，就是维修是集体承担。这就是catch 22了。打个比方，你邻居失火，要花10万块修，如果你们这个一共10个units。对不起，一家摊一万。当然有保险，但是羊毛出在羊身上，保费一起涨。而且condo fee 一般非常贵。这个就是pay for the convenience。

 

那condo对什么人好呢？比较富有的退休人士，有的luxury condo有很多的amenities。像健身房啊，24hrs butler service等等。

 

实际上，根据俺的研究，除了几个costal regions 的vacation rental， condo出租很难实现positive cash flow。
