用数字说话，探讨在悉尼买投资房的可行性

看了昨天的一个帖子，原文如下
“我主要购买的是city的房子. 纯投资. 最近购买的一套是这样子的情况, 520K. 2房+study (独立厨房+上锁车库), 周租810. 我贷款97%. 6%的利息下, 现金流基本为正.”

一年我大致根据以上信息计算了一下，

贷款额520＊97％=504，400，

租金收入=810*52=42，120

利息=504，400*6％=30，264

Council rate/strata levy/water rate (estimate) =10,000

中介手续费按５％计算（可能有出入） =42，120*5％=2，106

净收入=42,120 -30,264-10,000-2,106= (250), 基本持平。

所以帖主说自己有正现金流。以上是在interest only的前提下贷款的。如果还贷款是本息都还，是不可能有正的现金流。

投资者的预期是在几年内房间升值的情况下，卖掉房产，可以有capital gains.
但如果房产价格不升或降，这个投资是没有意义的。

结论，现在应该不是买投资房的最佳时期，因为房价在跌。
