房主改名的问题

A，B 目前还是夫妻，但是不想再过了。共同的财产是一套房子。现在他们想把房子转到B一个人的名下，当然A能得到他的那部份钱。我现在的问题是，这种从两个人的名字转成一个的手续麻烦吗？费用贵吗？或者，把房子卖掉，重新再买？哪个合理些？
